We carry out all of our referencing checks in house and we ensure the process is carried out as quickly and as smoothly as possible.
The renting process
Following your viewing if you would like to apply you need send your application form back to the team at pobllettingagency@poblgroup.co.uk
We will then let you know if your application is successful.
The next step is to provide us with the paperwork necessary to complete our reference checks, this includes –
- Photo ID
- Confirmation of current address (utility bill etc)
- 3 months wages slips
- 3 months bank statements
- Proof of benefits if applicable
- A holding deposit equivalent to one weeks’ rent for the property you are interested in
We will then carry out credit checks, employer referencing and previous landlord referencing.
When this is complete we will arrange a move in date for you.
Inventory
An inventory of the condition of the property will be given upon moving in. This is very important that this is checked as soon as you get to the property to ensure you agree with what is stated to avoid any complications when moving out.
Bond
Your bond will be registered with DPS and you will be given all of these details when you move in.
Rent
The first month’s rent is paid upfront in cleared funds and the monthly payments will be set up upon move in. The monthly rent is taken either by standing order or direct debit. If however a payment doesn’t reach us then we can take a payment over the phone by contacting 01633 678545. If you have any concerns regarding your rent payments please inform us as soon as possible.
Utilities
Your utility meter readings will have been taken before you move in and we inform the companies of your move in date. This however is up to yourself to ensure they have received this and to arrange payment direct with the utility companies.
Property visits
During your tenancy we will carry out routine property visits which we will arrange with yourselves. Our property managers will come to visit you and make sure you are happy with your home and they are there to discuss any issues or concerns you have with the property.
